On the surface, glazing estimating seems straightforward measure the openings, price the glass, add the frame. In practice, glass makeup alone can turn a simple-looking curtain wall into a dozen different pricing tiers, and the mistakes tend to be quiet ones that only surface once the glass schedule comes back from the manufacturer.

The most common issue we see is glass makeup confusion. A single elevation might carry standard vision IGUs, low-E coated units for solar control, spandrel glass with opacifier backpans, and laminated safety glass at accessible-height locations each with a different cost per square foot. When those get lumped into a single "glass" line item at an average rate, you're either overbidding the standard vision glass or underbidding the coated and laminated units. Either way, someone pays for it.

Then there's fabrication method. A lot of fast curtain wall estimates use a flat square-foot rate regardless of whether the system is stick-built in the field or unitized in a shop and craned into place. That distinction changes labor allocation, crane and logistics cost, and schedule dramatically. Treating unitized and stick-built systems the same way is one of the fastest ways to misprice a high-rise glazing package.

We read the spec first so every opening gets counted at its actual makeup cost, not at a generic glazing rate that doesn't account for what the opening actually requires.
