Plumbing estimates counted pipe by pipe,
fixture by fixture.
Plumbing is the kind of trade where a hasty estimate hurts you twice once when the material runs short mid-rough-in, and again when the labor hours come in higher than the bid because nobody accounted for the vertical risers, the underground sleeving, or the fixture rough-in count that was different on the plumbing drawings than on the architectural schedule. At Remarkable Estimating, we go through every plumbing system the way a careful plumbing contractor would pipe run by pipe run, fixture by fixture, system by system so the number you bid is grounded in what the drawings actually show.
What Is Plumbing Estimating?
Plumbing estimating is the process of quantifying and pricing a building's plumbing systems from the plumbing drawings and specifications: domestic cold and hot water, drain, waste and vent, storm, gas, underground piping, fixtures and trim, water heaters and specialties, with pipe measured by size and material and labor for rough-in and trim-out. A plumbing takeoff is the quantity part of that work; the estimate adds pricing.
Remarkable Estimating Services, LLC, based in Hawthorne, California, prepares plumbing takeoffs and cost estimates for plumbing contractors, mechanical contractors, general contractors, developers and owners in all 50 states. We work remotely from your plumbing drawings, riser diagrams, fixture schedules and Division 22 specifications and deliver an itemized Excel or PDF estimate, typically within 48–72 hours. We are an estimating firm: we do not perform or install plumbing work.
Related scopes are covered in mechanical, HVAC and sitework estimating (site utilities). See also our guide to plumbing estimating services and full-project cost estimating and quantity takeoffs.
Why Plumbing Estimates Are Harder to Get Right Than They Look
Plumbing seems like a straightforward count fixtures plus pipe plus fittings, done. In practice, there are three specific places where plumbing estimates quietly come apart, and none of them are obvious until the job is already underway.
The first is the fixture count discrepancy. Fixture counts on architectural drawings and fixture counts on plumbing drawings don't always match. Architects add a sink in a breakroom that isn't on the plumbing plan yet. A plumbing riser shows more floor drains than the architectural floor plan reflects. When an estimate is built from architectural drawings alone, without cross-referencing the plumbing fixture schedule and riser diagrams, the fixture count can be off in either direction. On a large commercial project with hundreds of fixtures, that gap translates directly into rough-in labor, trim-out labor, and fixture material cost that wasn't in the bid.
The second issue is underground plumbing. Below-slab sanitary, storm, and domestic water piping requires excavation, bedding, pipe installation, and inspection before the slab is poured and the routing is often longer and more complex than above-ground pipe because it has to maintain slope, avoid structural footings, and connect to building tie-ins that may be on opposite ends of the building from where the fixtures are located. When underground pipe gets estimated from plan view horizontal footage without accounting for depth, offset routing, and bedding, the cost is consistently underbid.
The third is water heater and booster pump selection. Domestic hot water systems vary enormously by building type a simple tank heater for a small commercial tenant is nothing like the central recirculation system with a dedicated hot water boiler serving a multi-story hotel or healthcare facility. If the estimate plugs in a generic "water heater" line item without pulling the actual equipment specification and sizing from the plumbing schedule, the equipment cost can be off by a significant factor.
We cross-reference every fixture count between architectural and plumbing drawings. We measure underground piping with depth and routing allowances. We price domestic hot water equipment from the actual schedule. That's not extra effort it's what the trade requires.
Plumbing estimates that are built from architectural drawings alone are estimates built on incomplete information. The plumbing drawings tell you things the architectural drawings don't riser routing, pipe sizes, underground layout, fixture connection details. Reading both is not optional if you want numbers that hold up.

How Our Plumbing Estimating Process Works
From your plumbing drawings and fixture schedules to a complete, system-by-system estimate ready for submission here's exactly how we work through a plumbing takeoff from start to finish.
You send us your plumbing drawings, fixture schedule, and spec
Plumbing floor plans, riser diagrams, underground plumbing plans, fixture schedule, plumbing details, and Division 22 specifications. The fixture schedule and riser diagrams are as important as the floor plans they confirm fixture counts, pipe sizing decisions, and equipment selections that aren't always visible on the plan view alone. We also ask for the architectural floor plans so we can cross-reference fixture locations and catch any discrepancies before they become field problems. If anything is missing, we flag it upfront rather than assume.
PDF, CAD, or Bluebeam all formats accepted
We cross-reference fixture counts across all drawings then separate systems
Before measuring anything, we reconcile the fixture count between the plumbing fixture schedule, the plumbing floor plans, and the architectural drawings. Discrepancies get flagged and documented. Then we separate the plumbing scope into distinct systems domestic water supply, domestic hot water, sanitary above-slab, sanitary underground, storm drainage, gas piping, and specialties and estimate each one independently. Blending them into a single plumbing rate creates a number that can't be verified at buyout.
Cross-referenced fixtures · Systems separated
Pipe runs measured with vertical routing and offset allowances
Plan view pipe footage undercounts actual installed footage on every project with multi-story risers, stacked plumbing chases, and underground routing that has to navigate around foundations and structural elements. We apply routing allowances for vertical drops to underground, horizontal offsets to avoid structure, and riser footage on multi-story buildings all calibrated to the building type and system complexity. On a 10-story residential tower, the difference between plan-view pipe footage and actual installed pipe footage is not small.
Routing-adjusted pipe runs not plan-view only
Underground plumbing scoped with excavation and bedding equipment priced from schedules
Below-slab sanitary and storm piping gets estimated with its full scope pipe footage at actual routing depth, bedding material, compaction, and inspection allowances. This isn't something you can tack on as a percentage after the fact; it's a meaningful cost that needs to be in the estimate before the slab goes down. Domestic hot water equipment water heaters, recirculation pumps, storage tanks, and mixing systems gets priced from the actual equipment schedule designations, not from a generic "water heater" allowance that doesn't reflect what the spec calls for.

Missed-item review, then clean delivery
Before the estimate leaves our desk, we specifically check for the plumbing items most often missed: below-slab cleanouts and floor drain locations not on the plumbing plan, gas pressure regulator stations, recirculation pump sizing, domestic cold water insulation on concealed lines, and testing and disinfection allowances. Delivery is a clean Excel or PDF organized by system water supply, hot water, DWV, underground, gas, fixtures and trim, and specialties with a full scope notes and exclusions sheet so nothing is ambiguous when the plumbing sub reviews it.

Types of Plumbing Projects We Estimate
From a three-bathroom residential build to a full plumbing scope on a large hotel the depth of our process matches the complexity of the project, not just its square footage.
Residential Plumbing Estimating
New custom homes, production housing, multi-family buildings, and additions residential plumbing scopes involve water supply, drain-waste-vent systems, domestic hot water, gas piping, and fixture packages that vary significantly between a starter home and a luxury build with radiant heat and multiple wet rooms. We give plumbing contractors a complete room-by-room fixture count, pipe run lengths by system, underground scope with excavation, and hot water equipment priced from the plans not from a cost-per-fixture rule of thumb.
Commercial Plumbing Estimating
Office buildings, schools, hospitals, hotels, restaurants, retail centers, and multi-story residential commercial plumbing is where the most significant cost exposure lives. High fixture counts, multi-story riser systems, grease interceptors, domestic hot water recirculation, backflow prevention, and complex storm drainage all need careful, system-level treatment. Healthcare and laboratory projects add medical gas rough-in, specialty drainage, and deionized water systems that require their own scope. We handle the full commercial plumbing scope, system by system, with every equipment item priced from the actual schedule.
Industrial Plumbing Estimating
Manufacturing facilities, food processing plants, pharmaceutical production, warehouses, and processing facilities industrial plumbing often includes process water systems, high-capacity drainage, specialty waste treatment, compressed air, and steam condensate return in addition to standard domestic and sanitary systems. These are not standard commercial plumbing conditions and pricing them from commercial benchmarks produces an estimate that has no real relationship to what the work costs. We price industrial plumbing from the actual system specifications and drawings, with underground scope fully included.
Why Plumbing Contractors Choose Remarkable Estimating
Here's what it actually looks like when you work with us on a plumbing scope not just what we say we do.
Fixtures Cross-Referenced Across All Drawings, Not Just Counted Once
Fixture counts on plumbing drawings and architectural drawings don't always agree and the difference between them is money. We reconcile fixture counts across every drawing set before we measure anything, document any discrepancies, and use the plumbing fixture schedule as the authoritative source. On a large commercial project, finding and resolving that discrepancy before the bid is submitted is far less painful than finding it during the rough-in.
Underground Plumbing Fully Scoped Excavation Included
Below-slab sanitary and storm piping doesn't just cost the pipe. It costs the trench, the bedding, the compaction, the inspection, and the coordination with the concrete sub to keep the slab pour on schedule. We scope underground plumbing with all of those elements included not as an afterthought, but as a complete below-grade system with its own line items. Missing underground scope is one of the most common ways plumbing bids come in short on commercial projects.
Every Plumbing System Priced Separately, Organized for Buyout
Domestic water, hot water, sanitary, storm, gas, and specialties are all separate line items in our estimates. This matters because plumbing subcontractors and material suppliers price by system, and a blended "plumbing" rate can't be compared to or verified against actual sub quotes. Our breakdown maps directly to how the work gets purchased and contracted in the real world.
Pipe Runs Measured With Routing Allowances, Not From Plan View Alone
Plan view pipe footage leaves out vertical drops to underground, riser heights in multi-story buildings, and horizontal offsets around footings and structural elements. We apply routing multipliers based on building type and system complexity so the pipe quantities reflect what actually gets installed and tested. On a multi-story building, this difference between plan-view footage and actual installed footage is meaningful in both material cost and labor hours.
Rough-In and Trim-Out Labor Separated, Not Combined
Rough-in labor and fixture trim-out labor happen at completely different stages of construction, with different crew compositions and different productivity rates. Combining them into a single "plumbing labor" rate creates a number that doesn't reflect how plumbing contractors actually bid and staff their work. We separate rough-in from trim-out for every fixture type which also makes our estimate more useful when you're managing cash flow and phasing your crew.
48–72 Hour Turnaround Flat Project Pricing
Plumbing scopes are often part of larger MEP bid packages with shared deadlines. Standard turnaround is 48–72 hours from receiving a complete document set. Rush delivery is available for tighter windows just let us know upfront. Pricing is quoted based on project scope and may be provided as a flat project fee or hourly rate. Flat project fees are agreed upfront. No retainers, no revision fees for reasonable questions, and your drawings stay completely confidential throughout.
