Roofing estimates built system by system,
not square by square.
Roofing is one of the highest-cost envelopes on any building and one of the easiest to get badly wrong at the estimate stage. Pitch factors applied to plan area instead of actual slope surface. Membrane waste calculated at a flat percentage when the roof has 40 penetrations. Insulation R-value changes that weren't read out of the spec. These aren't rare mistakes. At Remarkable Estimating, we go through every roofing system the way a careful estimator should roof zone by roof zone, system by system so the number you bid is one that actually survives contact with the supplier quote.
What Is Roofing Estimating?
Roofing estimating is the process of measuring each roof zone and system from the drawings, applying slope factors to convert plan area to actual surface area, and pricing the membrane, shingles or metal panels, insulation and tapered insulation, underlayment, flashing, edge metal, penetrations, drains and labor, with waste matched to the roof's complexity. A roofing takeoff is the quantity part of that work; the estimate adds pricing.
Remarkable Estimating Services, LLC, based in Hawthorne, California, prepares roofing takeoffs and cost estimates for roofing contractors, general contractors, developers and owners in all 50 states. We work remotely from your roof plans, details and Division 07 roofing specifications and deliver an itemized Excel or PDF estimate, typically within 48–72 hours. We are an estimating firm: we do not perform or install roofing.
For storm and insurance roof claims, see insurance claims estimating and our Xactimate insurance claim estimating guide. Related scopes are in metal and framing estimating, and the whole building in our full-project cost estimating and quantity takeoffs.
Why Roofing Estimates Are More Complicated Than the Square Footage Suggests
Roofing looks like a simple area calculation until you actually work through one carefully. The roof plan shows plan-view dimensions. The actual roof surface the thing you're covering with membrane, shingles, or metal is larger than the plan area by a factor determined by the slope. Miss that conversion on a 20,000 sq ft commercial roof and your material quantities are wrong before you've made a single other decision.
Then there's the penetration problem. A flat commercial roof with 50 HVAC curbs, pipe penetrations, and drain sumps requires a completely different waste factor than a clean warehouse roof with four drains. Each penetration means cuts, patches, and additional flashing detail. A blanket 10% waste add-on doesn't reflect that and on a large TPO or EPDM job, the difference between 10% waste and realistic waste at high penetration density is thousands of square feet of membrane.
Roofing specifications also vary more than people expect. The same building type say, a big-box retail center might call for a single-ply TPO system in one climate zone and a built-up roof with modified bitumen cap sheet in another, purely because of local temperature cycling and freeze-thaw requirements. The material costs are completely different. The labor productivity rates are different. Using a generic national rate for "flat roof" on either one of those projects is a reliable way to either lose the bid or lose money on it.
We read the roofing specification before we touch the drawings. We measure from actual roof planes, not plan area. We calculate waste by penetration count and edge condition. And we price to what materials actually cost in your region right now not what they cost six months ago on a different project in a different state.
Roofing is a trade where a small error in the takeoff can mean a large cost overrun on a big commercial job. The slope factor alone, if you miss it, can throw your quantities off significantly on a steep-slope system. That's not a rounding error that's a problem.
What Our Roofing Estimating Services Include
A complete roofing estimate goes well beyond the primary membrane or shingle material. Every layer of the assembly substrate, insulation, membrane, flashing, accessories, and drainage has its own cost, and every one of them affects the total. Here's everything we include in a full roofing takeoff.
Our Roofing Takeoffs Include
- Asphalt shingles 3-tab, architectural, and impact-resistant, by square and exposure
- Wood shingles and shakes by species, grade, and coverage
- Clay and concrete roof tiles by profile, weight, and regional availability
- Metal roofing standing seam, exposed fastener, metal shingles, and corrugated panels
- TPO single-ply membrane by thickness, attachment method, and lap configuration
- EPDM membrane fully adhered, mechanically fastened, and ballasted systems
- PVC single-ply roofing systems

Every layer, every penetration, every linear foot of edge metal measured from your actual roof drawings, not estimated from plan area alone.
How Our Roofing Estimating Process Works
From your roof drawings and roofing specification to a finished, submission-ready estimate here's exactly what we do and in what order on every roofing takeoff.
You send us your roof drawings and the roofing spec
Roof plan, building sections, roof details and edge conditions, roofing specification (Division 07), and any product submittals or system data sheets for the specified roofing system. The roofing spec is critical it tells us membrane thickness, insulation R-value and layering, attachment method, flashing material requirements, and warranty assembly requirements, all of which directly affect what gets ordered and what it costs. If it's not available, we'll work from the drawings and clearly document every assumption we make.
PDF, CAD, or Bluebeam all formats accepted
We read the spec and identify every roofing system on the building
Most commercial buildings have more than one roofing system a flat low-slope membrane area, a sloped metal section over a canopy, a different assembly over an addition or mechanical penthouse. Each system has different materials, different labor productivity, and potentially different subcontractors. We identify every roof zone and every system type before we start measuring, so quantities never get mixed between systems that shouldn't be combined.
System-by-system identification before measuring
Roof surface area measured from actual slope not plan area
Plan area and actual roof surface area are only the same number on a perfectly flat roof. Every slope adds surface area. We apply the correct slope multiplier to every roof plane measured calculated from the pitch shown on the drawings or sections, not assumed from a generic factor. For tapered insulation systems, we also calculate the insulation layout and thickness variation across the roof plane so the insulation quantity reflects the actual tapered board schedule.
Slope-corrected area not plan view assumptions
Penetrations counted, flashing measured, waste calculated accurately
Every HVAC curb, pipe penetration, drain, skylight, and roof hatch gets counted individually. Flashing gets measured by lineal foot base flashing, counter-flashing, edge metal, and pipe boots separately. Waste factor gets calculated based on actual penetration density and edge condition complexity, not applied as a flat percentage across the whole roof. On a dense commercial roof, the difference between a flat 10% waste and a penetration-adjusted waste factor is significant material cost.
Penetration-adjusted waste never a flat percentage
Regional pricing, missed-item review, then clean delivery
Roofing material costs vary meaningfully by region membrane pricing, insulation board costs, and sheet metal fabrication all reflect local market conditions. We use current regional pricing for your project location, updated at time of estimate. Before delivery, we check every quantity and cost line specifically for roofing-specific gaps: tapered insulation quantities, expansion joint lengths, overflow drain requirements, and edge metal profiles. Delivery is a clean Excel or PDF: quantities by roofing system, material costs, labor hours, and a detailed scope and exclusions sheet.

Types of Roofing Projects We Estimate
Whether it's a steep-slope residential shingle job, a large flat commercial membrane system, or an industrial metal roof on a large warehouse roofing estimate complexity varies by system type, not just by size. Our process adapts to the system. The level of detail stays the same.
Residential Roofing Estimating
New construction, full roof replacements, additions, and re-roofing projects asphalt shingles, architectural shingles, metal roofing, clay tile, and wood shake. Residential roofing estimates need accurate square counts with waste calculated from actual hip, valley, and rake footage not a flat percentage applied to plan area. We include underlayment, ice and water shield zones, ridge cap, starter strips, drip edge, and ventilation so the estimate covers what actually installs, not just the primary shingle.
Commercial Roofing Estimating
Office buildings, retail centers, schools, hospitals, warehouses, and mixed-use developments commercial roofing is almost always low-slope membrane work: TPO, EPDM, PVC, BUR, or modified bitumen. These systems have specific attachment methods, insulation layering requirements, flashing details, and warranty assembly requirements that all feed directly into cost. We handle the full commercial roofing scope membrane, insulation, coverboard, flashing, edge metal, drains, and all accessories broken out by roof zone and priced to your project location.
Industrial Roofing Estimating
Manufacturing plants, distribution warehouses, processing facilities, and refineries industrial roofing typically involves large clear-span metal roof systems, high-load insulation assemblies, specialized drainage designs, and sometimes chemical-resistant or fire-rated membrane requirements. These aren't standard commercial roofing conditions and they shouldn't be priced from standard commercial rates. We price industrial roofing from the actual system specification, with equipment allowances for the hoist and crane access that large industrial roof installations require.
Why Roofing Contractors Choose Remarkable Estimating
Here's what working with us on a roofing scope actually looks like not just what we say we do.
Actual Roof Surface Area Not Plan View Multiplied by a Factor
Plan area and roof surface area are only the same on a dead-flat roof. Every pitched plane adds surface, and the steeper the pitch the larger the gap between plan area and actual coverage area. We apply the correct slope factor to every measured roof plane calculated from the actual pitch shown on the drawings, not assumed from a standard residential factor. On steep-slope systems, this difference is not small.
Waste Calculated by Penetration Count Not a Flat Percentage
A clean warehouse roof with four drains and a hospital roof with 60 HVAC curbs and 120 pipe penetrations should not have the same waste factor. Each penetration adds cuts, patches, and flashing membrane. We count every penetration on the roof plan and adjust the waste calculation accordingly. On dense commercial roofs, this difference is thousands of square feet of membrane not a rounding error.
Every Roofing System Priced Separately
Most commercial buildings have more than one roofing system. A flat TPO section, a sloped metal canopy, a different assembly over a penthouse blending all of them into a single price per square is a shortcut that hides real cost differences. We separate every roof zone and every system type, price them independently, and deliver them as distinct line items so your number is defensible when the roofing sub asks what's included.
Insulation Quantities That Reflect the Actual Assembly
Roofing insulation is rarely a single layer at a uniform thickness. Tapered insulation systems require a calculated board layout with varying thicknesses across the roof plane. Two-layer assemblies with staggered joints require separate quantities per layer. We calculate insulation from the spec requirements and the drainage design not from a simple thickness-times-area formula that ignores the tapered layout entirely.
Flashing and Edge Metal Measured by Lineal Foot Not Estimated
Base flashing, counter-flashing, edge metal, fascia, coping cap, drip edge, and gutter these are all separate line items measured by lineal foot from the drawings, not estimated as a percentage of roof area. On a complex commercial building with multiple roof levels, projections, and parapet conditions, the sheet metal scope alone can be a significant cost driver. We count it properly so it doesn't get absorbed into an allowance that doesn't hold up at buyout.
Current Regional Pricing and 48–72 Hour Turnaround
Roofing material costs especially membrane and insulation board reflect regional market conditions and fluctuate with petroleum-based commodity pricing. We price at current market rates for your specific location at the time of estimate, not rates from a previous project in a different market. Standard turnaround is 48–72 hours. Rush delivery is available for tight bid windows. Pricing is quoted based on project scope and may be provided as a flat project fee or hourly rate. Flat project fees are agreed upfront. Your documents stay confidential throughout.
